This community project was for the construction of a replacement member’s clubhouse. The building is essentially two main social areas; a members lounge with associated snooker separated by the service zone of bar counters, kitchens, storage and toilets from a function room with its own access to allow it to be used in a semi autonomous way. Staff and public circulation are kept separate.
The Electrical Installation included:
• Distribution and wiring systems
• Low Voltage Switchgear
• Fire Alarm
• New General Power throughout the three storeys
• General Purpose Lighting and Emergency Lighting
• External Lighting
• Multi Compartment Trunking
• Telephone Services
• Access Control
• Gate Controls
• Lightning Protection
• Fire Stopping and Video Conferencing facilities.
The Mechanical Installations included:
• Gas and Automatic Controls.
Areas of efficiency included using Condensing Boilers, BMS Controls to regulate Boiler (Times & Temperature). TRV’s were used on the Radiators and Thermostatic Radiator Valves used on the Hot Water System
While working in this busy residential location many complexities arose. This new development was surrounded by occupied residential buildings which meant that we had to ensure that any works being carried out was kept at a minimum noise control. The resolution to the problem was found in co-ordination of drilling and coring times.
We worked closely with our specialist sub-contractors, drawing and building upon close working relationships to ensure the specified systems were the optimal solution for the client and the building. Our commitment to participate with our M&E Designers to arrive at the optimum design, which met the client’s brief for the best life cycle costs. We utilised our supply chain to achieve the best construction solution, whilst maintaining the quality of the design.
Our approach at AEM Ltd coupled with rigorous progress/financial reporting allowed this project to be delivered on time and within budget while maintaining the highest possible standards of quality and Health & Safety performance on site.
