It consisted of Cellular and Open Plan offices; public areas; archive storage; support functions and infrastructure; car parking and landscaped site development. New wings built around the former stable courtyard.

There is clear delineation and contrast between old & new, and the connection between old and new via a glass link which both joins the two elements and holds them apart. Officially opened by the Minister for Justice in October 2008.

This was a large scale detailed design & refurbishment project in a Listed Building with Antrim Electrical & Mechanical Ltd carrying out the Electrical & Mechanical Installations.

The Mechanical Installation included LPHW Heating, Sanitaryware, Plumbing, Soils & Wastes, Ventilation, Automatic BMS Controls, Natural Gas and Air-Conditioning. Areas of efficiency included using Condensing Boilers, BMS Controls to regulate Boiler (Times & Temperature). TRV’s Were used on the Radiators and Thermostatic Radiator Valves Used on the Hot Water System.

Complexity

For this project it was identified that it was a ‘Listed’ Building and that through the major refurbishment works it was imperative to be able to mould the original ‘old’ building with the ‘new’ modern and environmentally sustainable installation. Our team was re-educated about the history of Athlumney House and made to understand the importance of the building and what the final objectives were.

Working in this large occupied listed building it was imperative that our programme was continually monitored and adjusted appropriately with the Master Programme to ensure the delivery of the project within the given timescales and quality standards expected.
Delivery
The Installations and the building were delivered on time and to budget through a robust programming strategy. Regular meetings were held to ensure that Cost Targets agreed were met and that the progression of works was as per the programme.

A quality installation was guaranteed to the client on this project as we had the opportunity of producing sample boards of Accessories/Fixtures & Fittings for them to decide, with our professional advice, what suited them best.
